Currently occupied by Carnival Cinemas Singapore, the asset has a strata area of approximately 104,991 sq ft spread across multiple levels, according to exclusive marketing agent CBRE.
It comprises four auditoriums with a total seating capacity of up to 2,000, as well as office space located on the third and fourth floors. The guide price translates to approximately $295 psf on the strata area.
Located just 200 metres from Nicoll Highway MRT Station, the asset is located one MRT stop away from Suntec City and two stops from Marina Bay Sands.
It also stands adjacent to the upcoming redevelopment of Golden Mile, which is expected to further enhance the vibrancy and appeal of the precinct, supporting increased footfall and long-term value appreciation, according to CBRE.
The asset is also well-served by major expressways and arterial roads, including Beach Road, Nicoll Highway, East Coast Parkway (ECP) and the upcoming North–South Corridor, ensuring convenient access to key commercial and lifestyle destinations such as the Central Business District, Marina Bay, Clarke Quay and Orchard Road.

Foreigners and corporate entities are eligible to purchase, and no additional buyer’s stamp duty (ABSD) will be imposed.
Joshua Giam, director of capital markets, Singapore at CBRE, says such a sizeable strata commercial space in a prime location is “rarely available for sale”, presenting an exceptionally unique opportunity. “This cinema asset, situated on the city fringe, currently comprises four auditoriums along with office space and offers a high degree of versatility.”
Subject to the relevant authorities’ approval, Giam says there is potential to reconfigure the premises into a single large auditorium with a seating capacity of close to 2,000, or to partially convert the space into “alternative uses such as an event venue, media production studio, or gym”.

Carnival Cinemas claims to be the largest multiplex chain spread across cities in India, with 155 operational locations over 110 cities, according to its website. The company sank into debt following the outbreak of the pandemic and later shut its locations across India.
Located two floors above on level five of Golden Mile Tower is new independent cinema Filmhouse, which opened in February and replaced local indie cinema The Projector after the latter’s sudden closure in August 2025.
