Mapletree Logistics Trust (MLT) is facing headwinds in China, while Mapletree Industrial Trust (MINT) is grappling with underperformance in its US data centre portfolio. Both are actively managing these challenges through divestments and strategic adjustments.

To rejuvenate their portfolios, both REITs have articulated divestment targets earlier in their current financial year, both ending March 31, 2026. These plans were reiterated during their results briefings for 2QFY2025/2026 (2QFY2026) and 1HFY2025/2026 (1HFY2026) periods.

Analysts have pointed out that as assets age, REIT managers need to rejuvenate their portfolios with modern, state-of-the-art facilities.
