Real estate agency ERA has released a list of seven housing policy recommendations ahead of Prime Minister Lawrence Wong’s Budget 2026 speech on Feb 12.

Grouped into four categories, ERA’s wishlist comes a week after rival agency PropNex’s six wishes, broadly echoing similar points about making executive condominiums (EC) more affordable and lowering additional buyer’s stamp duty (ABSD) for certain buyers.

PropNex, whose wishlist was covered in Issue 1222 of City & Country dated Jan 12, called on the government to reduce the ABSD rate for foreigners buying “ultra-luxury” homes in the Core Central Region (CCR), or non-landed private homes that cost at least $10 million each. At such a high quantum, the agency said these foreign buyers are not competing with Singaporean households.
