Previews for the 380-unit, 99-year leasehold Dunearn House in District 11 will begin on July 10, with sales booking scheduled to start from July 25.

Frasers Property, CSC Land Group and Sekisui House are behind the first and tallest private residential development in the Bukit Timah Turf City masterplan. Dunearn House will be located just 500 metres from the Sixth Avenue MRT Station on the Downtown Line and a short walk to the future Turf City MRT Station on the Cross Island Line.

The well-established education belt in the vicinity includes schools such as Methodist Girls’ School, Raffles Girls’ Primary School, Nanyang Primary School, Nanyang Girls’ High School, Hwa Chong Institution and National Junior College.

Dunearn House will feature a mix of two- to four-bedroom units. Indicative prices start from $1.475 million for two-bedroom units measuring 527 sq ft to 678 sq ft, $2.597 million for three-bedroom units measuring 872 sq ft to 1,001 sq ft, and $3.588 million for four-bedroom units measuring 1,184 sq ft to 1,378 sq ft.

This works out to a starting psf of $2,799 for a 527 sq ft two-bedroom unit, $2,978 for an 872 sq ft three-bedroom unit and $3,030 for a 1,184 sq ft four-bedroom unit.

About 45% of the 380 units, or around 171, will be two-bedroom units, while the remaining will be three- and four-bedroom units.

The 13,491.9 sqm site will house two 19-storey and three 10-storey residential blocks. Homebuyers can select from two tiers of provided fittings: two- and three-bedroom units in the 10-storey blocks are designed under the Luxury Collection, while the three-bedroom premium and four-bedroom units in the 19-storey blocks will receive premium fittings and upgraded kitchen appliances under the Pinnacle Collection.

Each home is appointed with premium kitchen appliances from Smeg, while bathrooms are fitted with wares from Geberit and Hansgrohe. Large-format European tiles further enhance the sense of space and refinement, and selected units in the Pinnacle Collection will also come with an automated drying rack from Steigen.

According to the developers, 144 units will be in the Luxury Collection, spread across three blocks; while 236 units will feature the Pinnacle Collection, divided between two blocks.

Dunearn House is targeting a broad range of buyers, from HDB upgraders to landed homeowners looking to right-size. “It’s also part of the reason why we curated two collections,” says Henry Ong, senior director, development management, Frasers Property Singapore.

“The Luxury Collection, [with] two-bedders [and] three-bedders, [are] highly efficient units, so that will be primarily targeting residents from other districts, maybe the Upper Bukit Timah, Bukit Panjang, Ang Mo Kio, Thomson, Bishan areas who are looking to move into Bukit Timah for the first time. So, by having our units efficiently sized, we’re able to keep the entry quantum palatable for them,” says Ong in response to City & Country.

Meanwhile, the Pinnacle Collection is aimed at “larger families”, he adds. “That could also be first-time residents from the surrounding districts, but it will also target existing residents who are looking to move from their existing condominiums or even landed houses. We have kept [Pinnacle Collection] units as large-format units with wide living layouts [that are] generously sized, so that it fits their lifestyles.”

Frasers Property and Sekisui House similarly introduced tiers to the 348-unit The Robertson Opus, and Ong notes that the “large-format units” there nearly sold out over its launch weekend.

At Dunearn House, units from the two-bedroom and study configuration onwards come with naturally ventilated bathrooms, while selected four-bedroom layouts feature landscape-format living and dining areas, with island kitchens in the four-bedroom premium units.

Residents can enjoy a 50m lap pool, wellness pools and landscaped decks, alongside communal facilities such as two clubhouses, a teppanyaki pavilion and dining areas, a gymnasium, outdoor fitness spaces and a tennis court.

For families, a forest-inspired outdoor play landscape, featuring a unique 60m meandering trail zoned for children of all ages, encourages exploration and imaginative play.

Dunearn House integrates greenery across approximately 35% of the site and is designed in line with the Building and Construction Authority’s (BCA) Green Mark Platinum (Super Low Energy) standards.

Residents will enjoy proximity to nature, as Dunearn House is located near the future Bukit Timah-Rochor Green Corridor and established green spaces such as the Rail Corridor, Bukit Timah Nature Reserve, Central Catchment Nature Reserve and Singapore Botanic Gardens.

The expected vacant possession date is Dec 31, 2030.
