Hong Leong Holdings will start previewing its 863-unit Tengah Garden Residences on April 11. The project marks the first private residential development with retail amenities in Tengah New Town, and follows three executive condominium developments in the precinct: Copen Grand, Novo Place and Otto Place.

Jointly developed by Hong Leong Holdings, GuocoLand and CSC Land Group, sales bookings for Tengah Garden Residences will commence on April 25. The development spans a 25,458 sqm (274,028 sq ft) site along Tengah Garden Avenue, and residents enjoy side-gate access to a nearby bus stop and taxi stand, as well as the upcoming Hong Kah MRT Station on the Jurong Region Line.

Designed by ADDP Architects, the 99-year leasehold development comprises one- to four-bedroom units, ranging from 485 sq ft to 1,260 sq ft. Prices start from $980,000 for one-bedroom units, $1,110,000 for two-bedroom units, $1,588,000 for three-bedroom units and $2,288,000 for four-bedroom units.

The starting prices work out to around $2,025 psf for a one-bedroom unit measuring 484 sq ft, $1,779 psf for a two-bedroom unit measuring 624 sq ft, $1,993 psf for a three-bedroom unit measuring 797 sq ft and $2,025 psf for a four-bedroom unit measuring 1,130 sq ft.

Comprising nine 16-storey residential blocks, Tengah Garden Residences is oriented along a North-South axis and overlooks Tengah Pond, optimising natural light and ventilation while reducing heat gain in home units.

According to Hong Leong, the various two- and three-bedroom configurations make up 80% of the units available, while the one- and four-bedroom units make up the remaining 20%. All units at Tengah Garden Residences come with balconies.

Residents can enjoy two clubhouses, a children’s clubhouse, a gym, seven function rooms, a children’s play zone and more. There are 518 car parking spaces for residents, covering approximately 60% of units. In line with Tengah’s “car-lite” design, there are 17 electric vehicle charging stations.

Below the residential towers is a commercial podium that spans about 30,000 sq ft. This is expected to be divided across 50 units housing F&B, retail and daily essentials.

The Tengah precinct is home to educational institutions such as the upcoming Anglo-Chinese School (Primary), Princess Elizabeth Primary School, Swiss Cottage Secondary School and Nanyang Technological University. United World College South East Asia (UWCSEA) Dover will also move to a new campus in Tengah in 2032.

Tengah Garden Residences will be located within 2km of the relocated Anglo-Chinese School (Primary), which will become co-educational and take in new Primary 1 pupils from 2030.

Tengah Garden Residences is also certified Green Mark Platinum Super Low Energy — the highest rating under the Building and Construction Authority’s Green Mark scheme.

The development is expected to receive Temporary Occupation Permit (TOP) in 2029.
