Singapore has extended the temporary relaxation of the eight-person occupancy cap for rental of larger residential properties for another two years through to 2028 — an admission that the rental market remains tight despite new supply coming online.

The occupancy cap was first relaxed in January 2024 to allow four-room and larger HDB flats and private residential properties of at least 90 sqm to house up to eight tenants.

The extension prioritises near-term pressure relief, but it also comes with a trade-off that deserves more attention.
