The Clifford, formerly Clifford Centre, will almost double in height to 220m with 405,000 sq ft of net lettable area (NLA) across 35 floors of office, retail and F&B space when it is completed in 2028, announced Singapore Land (SingLand) on Feb 26.

The tower will deliver a net lettable area of 360,000 sq ft of premium Grade A office space across 21 floors, complemented by 45,000 sq ft of retail and F&B offerings.

In addition, a 2,000 sq ft multi-purpose hall will offer tenants a venue to host large-scale meetings, conferences and events.

When completed, The Clifford will have a direct underground connection to Raffles Place MRT Station and access to the Marina Bay waterfront via a second-storey link bridge.

Designed by UK-based firm PLP Architecture, The Clifford will be the first commercial office building in Raffles Place to attain triple Platinum certifications from the Building and Construction Authority’s (BCA) Green Mark, LEED (also known as Leadership in Energy and Environmental Design) and International WELL Building Institute.

For BCA’s Green Mark Platinum certification, The Clifford is expected to attain the higher rating of Super Low Energy, as it will achieve more than 40% energy savings compared with typical office developments

The tower will also boast biophilic features, including two landscaped sky terraces totalling approximately 28,000 sq ft.

Built in 1977, Clifford Centre was a 29-storey retail and office building. Works began on the building in 2023.

SingLand will share more details about The Clifford at a media briefing next week.

Separately, SingLand announced in December 2025 that it plans to create “Singapore’s first hyper-mixed development” from the Marina Square complex by adding a residential tower, a serviced apartment block and a mixed-use tower.

The complex comprises shopping mall Marina Square and three hotels: Pan Pacific Singapore, Parkroyal Collection Marina Bay and Mandarin Oriental. The total site area stretches over some 92,197.3 sqm.

SingLand has promised more details within 1H2026.

On Feb 25, SingLand reported revenue of $414.9 million for 2HFY2025 ended Dec 31, 2025, up 6% y-o-y. Correspondingly, gross profit rose 15% y-o-y in 2HFY2025.

2HFY2025 net profit attributable to equity holders (patmi) amounted to $160.9 million, 11% lower y-o-y.

SingLand’s board has declared a first and final dividend of 4.5 cents per ordinary share, unchanged y-o-y.
