According to an independent study by Milieu, commissioned by Master Community Developer Sunway Property (June 2025) to gauge Singaporeans’ interest in Johor properties, nearly half (48%) of surveyed property seekers are considering Johor Bahru for their next purchase — 83% of whom already own property in Singapore.
Sunway Property has launched Sunway, its first development in Johor Bahru City Centre (JBCC) and the city centre’s first SOHO apartments. With freehold tenure, a location just 3 km from the upcoming Johor Bahru–Singapore Rapid Transit System (RTS) Link, and next to Sunway Commercial Square, the project is strategically positioned for both own-stay buyers seeking city-centre convenience and investors looking to capture cross-border rental demand.
Buyers to date reflect Johor Bahru’s cross-border profile, with 30% Singaporeans and 70% Malaysians (of which 60% work in Singapore). Purchases are primarily for own stay (70%), with 30% for investment, according to a press release by Sunway Property.
